Planning & Land

Do I need to own land before contacting you?

No. We often help clients evaluate lots (utilities, setbacks, soil conditions, ARB/HOA rules) before purchase. Early due diligence avoids surprises and guides design.

Yes. We coordinate with agents and developers and review municipal requirements so the home you want fits the site you love.

Both. We tailor engineering, utilities, and access for rural sites and handle extra coordination for infill lots (setbacks, neighbors, easements).

Design & Selections

Are you design‑build, or do I need my own architect?

We’re flexible. Bring your plans, or use our design‑build approach for one integrated team from concept through keys.

Enough to get it right. We budget time for layout refinement, exterior massing, and selections so decisions are made with clarity.

Yes. “Timeless craftsmanship. Modern living.” isn’t a slogan it’s our filter for proportion, material choices, and details.Stonebrook Custom Homes

Permits & Codes

What code governs new custom homes in Central Ohio?

The Residential Code of Ohio (RCO) regulates 1‑, 2‑, and 3‑family dwellings and is enforced by locally certified residential building departments. We coordinate plans, permits, and inspections with your jurisdiction. Ohio Secretary of State

For projects within Columbus, permits and plan review go through Building & Zoning Services (BZS); they also publish submittal standards and fee schedules. We handle this process end‑to‑end. City of Columbus+2City of Columbus+2

Yes Ohio periodically adopts amendments that affect submittals and department certifications (e.g., 2024–2025 rule updates). We design to the current, locally enforced standards at the time of permit. Cloudinary+1

With an itemized proposal that breaks out sitework, structure, systems, and finishes. Allowances are used where selections aren’t final; we document what’s included and review options to keep scope aligned with budget.

Yes. We supply lender‑ready documents and schedule inspections/draws to match milestones (foundation, framing, MEP rough‑ins, exterior dry‑in, finishes).

Site conditions, size/complexity, kitchens/baths, structural spans, exterior materials, and specialty features (custom built‑ins, theater, wellness spaces).
